The present invention relates to a complex building maintenance fee management server. According to an embodiment of the present invention, the complex building maintenance fee management server comprises: a residence information setting unit which receives residence information of a complex building from a resident of the complex building; a payment information reception unit which receives payment information of the resident from a POS terminal, wherein the payment information is linked to identification information on a user terminal; an application management unit which manages an application installed in the user terminal of the resident of the complex building to provide a locked page and transmit unlock information of the locked page; a payment approval unit which compares registration information on the POS terminal transmitting the payment information with location information on the user terminal and determines the approval of the payment information according to whether the user terminal is located within a preset distance range from the POS terminal; a point management unit which accumulates points with respect to the resident of the complex building when the unlock information of the locked page is received from the user terminal, or payment completion information with respect to the payment information is received from the POS terminal; and a maintenance fee adjustment unit which converts the accumulated points by using a preset exchange rate and deducts a maintenance fee of the complex building. Therefore, an application for setting a lock screen can be provided to the user terminal of the resident of the complex building, and points can be accumulated so as to correspond to the unlock information, thereby deducting a maintenance fee of a corresponding user. 본 발명은 복합건물 관리비 관리서버에 관한 것으로, 본 발명의 일 실시예에 따른 복합건물 관리비 관리서버는, 복합건물 거주자로부터 상기 복합건물의 거주정보를 설정받는 거주정보 설정부와, POS 단말로부터 상기 사용자 단말의 식별정보와 연계된 상기 거주자의 결제정보를 수신하는 결제정보 수신부와, 상기 복합건물 거주자의 사용자 단말에 설치되어 잠금 페이지를 제공하고, 상기 잠금 페이지의 잠금해제정보를 전송하도록 하는 어플리케이션을 관리하는 어플리케이션 관리부와, 상기 결제정보를 전송한 상기 POS 단말의 등록정보와 상기 사용자 단말의 위치정보를 비교하여 상기 사용자 단말이 상기 POS 단말로부터 기 설정된 거리범위 내에 있는지 여부에 따라 상기 결제정보의 승인 여부를 결정하는 결제 승인부와, 상기 사용자 단말로부터 상기 잠금 페이지의 잠금해제정보를 수신거나, 상기 POS 단말로부터 상기 결제정보에 대한 결제완료정보를 수신하면, 상기 복합건물 거주자에 대한 포인트를 적립하는 포인트 관리부와, 상기 적립된 포인트를 기 설정된 환율로 변환하여 상기 복합건물의 관리비에서 차감하는 관리비 정산부를 포함한다. 이에 따라, 복합건물 거주자의 사용자 단말로 잠금화면을 설정하는 어플리케이션을 제공하고, 잠금해제 정보에 대응하여 포인트를 적립하여 해당 사용자의 관리비를 차감할 수 있다.
