PURPOSE:To provide an air-conditioner capable of distributing a proper quantity of a refrigerant to each of indoor units irrespective of the length of a pipeline between an outdoor unit and each of the indoor units and the positional height of each indoor unit. CONSTITUTION:Performance required for each of indoor units Y is decided in accordance with a difference DELTAT between a sucked air temperature Ta in each of the indoor units Y and a set temperature Ts. An evaporation temperature, or a condensation temperature, of a refrigerant in each of indoor heat exchangers 33 is detected, and actual performance which each indoor unit Y exhibits is detected on the basis of the detected temperature and each of the sucked air temperatures Ta. A target value of the degree of superheating, or of the degree of subcooling, of the refrigerant in each indoor heat exchanger 33 is set in accordance with a ratio of each detected actual performance to each required performance decided as mentioned above, and the actual degree of superheating, or the actual. degree of subcooling, of the refrigerant in each indoor heat exchanger 33 is detected, whereby the opening degree of each of flow rate regulating values 32 is corrected so that the result thus detected shows each target value.
