Summary:PROBLEM TO BE SOLVED: To provide a sealing device and a bearing unit with seal which improves the splash resistance of a side lip disposed on the sealing device and suppresses that a foreign matter such as mud water enters a bearing inner space.SOLUTION: A middle lip 23 is extended toward a radial middle part of a circular ring 18 while a base end is supported by a core 15, a tip edge thereof is brought into sliding contact with the whole circumference of an axial outer side surface of the circular ring 18, and is thinned as compared to a side lip 20 and is deformed radially to provide a shape capable of displacing a sliding contact position. Furthermore, with respect to a volume of a first pressure space 25a which is surrounded by the side lip 20, the middle lip 23 and a slinger 13 and is tightly closed, a volume of a second pressure space 26a tightly closed by being surrounded by the middle lip 23, the grease lip 22 and the slinger 13 is set equal or slightly smaller.
