서울시 오피스텔 매매가격에 영향을 미치는 요인 : 패널 VAR 모형을 이용하여

최근 1-2인 가구의 증가 등으로 인해 오피스텔이 새로운 주거의 한 형태로 인식되고 있는 상황이다. 이에 본 연구는 서울시 오피스텔 매매가격에 영향을 미치는 요인을 종속변수는 오피스텔 매매가격지수 변동률로 하고 독립변수는 오피스텔 월세가격지수 변동률, 경제활동인구 변동률, 부동산 소비심리지수과 회사채수익률 변동으로 정하고 2018년 1월부터 2023년 12월까지의 자료로 패널 VAR 모형을 이용하여 분석하였다. 충격반응함수 분석결과, 오피스텔 매매가격지수 변동률에 오피스텔 매매가격지수 변동률, 월세가격지수 변동률, 경제활동인구 변동률과 금리 변동은 양(+)의 반응을 보였고 소비심리지수 변동률은 음(-)의 반응을 나타났다. 분산분해 분석결과, 오피스텔 매매가격지수 변동률, 소비심리지수 변동률, 경제활동인구 변동률, 월세가격지수 변동률과 금리 변동 순으로 설명력이 높은 것을 알 수가 있었다. Due to the recent increase in one or two-person households, officetels are being recognized as a new type of housing. In this study, the dependent variable is the rate of change in the officetel sales price index and the independent variables are the rate of change in the officetel monthly rent price index, the rate of change in the economically active population, the real estate consumer sentiment index, and the rate of change in corporate bond yields. Data from January 2018 to December 2023 were analyzed using a panel VAR model. According to the impulse response analysis, the officetel sales price index change rate, monthly rent price index change rate, economically active population change rate, and interest rate change showed a positive (+) response to the officetel sales price index change rate, while the consumer sentiment index change rate was negative (-). According to variance decomposition analysis, the explanatory power was high in the following order: officetel sales price index change rate, consumption sentiment index change rate, economically active population change rate, monthly rent price index change rate, and interest rate change.
