부동산시장개방에 따른 개업공인중개사 경쟁력 제고방안

본 연구는 부동산시장 개방에 따른 개업공인중개사 경쟁력 제고방안에 대해서 개업공인중개사들을 대상으로 설문조사를 통해 연구했으며, 연구한 결과는 다음과 같다. 첫째, 개업공인중개사의 경쟁력을 높이기 위한 방안으로 종합부동산회사를 준비해야하며, 개업공인중개사들의 전문성을 높일 수 있는 전문적인 교육과 중개서비스에 대한만족도를 높여야 한다는 점이다. 둘째, 전문성과 경쟁력을 확보하기 위해서는 무자격 중개행위와 불법중개행위의 처벌을 강화해야 하며 전속계약제도를 활성화하고 개업공인중개사로 하여금 매매업을 할 수있게 하는 등 부동산중개제도를 개선하고 선진화 시켜야 한다는 점이다. 셋째, 부동시장변화에 적응하기 위해서는 부동산산업의 관리중심 전환과 개업공인중개사에게 매매업 허용 및 권원분석과 에스크로우제도를 의무화하고 부동산 컨설팅 업무를 할 수 있도록 하는 자격증제도가 신설되어야 한다는 점이다. 결론적으로, 부동산시장 개방에 따른 개업공인중개사들의 경쟁력 제고를 위해서는 종합부동산회사가 설립되어야 하고 전문성을 높여서 중개서비스 수요자들의 중개서비스 만족도를 높이고 부동산산업구조의 선진국형 개선 등을 통해서 정부와 협회 및 개업공인중개사들이 적극적으로 대처해야 한다는 것이다. This research studied empirically through a direct survey of the nation-wide opened realtors across thecountry for enhancement of competitiveness of them according to opening the real estate market. As aresult of research in it is as follows. We must prepare a comprehensive real estate companies as a way to enhance the competitiveness of theopened realtors, and increase the satisfaction of professional education and mediation services that canenhance the professionalism of the opened relators. We must strengthen the punishment of unqualified brokers and illegal brokers, and need to improve andadvance the real estate brokerage system to activate exclusive contract system and allow the openedrealtors to engage in the trading business. It is necessary to allow trafficking permission, enrollment analysis, escrow system andmanagement-oriented conversion. In conclusion, in order to enhance the competitiveness of the opened realtors to the opening real estatemarket, a comprehensive real estate company should be established, and government, associations andopened realtors must actively deal with them through raising the professionalism and increasing thesatisfaction of intermediary service users and improving the structure of the real estate industry indeveloped countries KCI Citation Count: 3
