Abstract Os precos dos imoveis tambem ja comecam a sinalizar uma queda. [Nao] creio que os EUA apresentem fortes quedas no setor imobiliario. Vejo um cenario de ajuste de precos mais parecido com o que ocorreu na Inglaterra. Nao obstante, para uma economia onde mais de 70% das familias sao proprietarias dos seus imoveis, o chamado efeito riqueza ("wealth effect") do setor imobiliario sobre o consumo das familias e grande. Hoje o valor total estimado das residencias americanas esta em U$ 19 trilhoes, dos quais a divida imobiliaria e de aproximadamente U$ 8 trilhoes. Temos, assim, um valor liquido patrimonial de U$ 11 trilhoes, mais ou menos uma vez o PIB americano. Uma queda que seja de 20% no preco dos imoveis, nada tragica em principio, geraria uma perda patrimonial de quase U$ 4 trilhoes, valor suficiente para impactar os habitos de consumo e, consequentemente, o crescimento americano ao qual somos todos ainda muito atrelados. So temos uma coisa a esperar: que o Fed nao erre na dose.
