불균형 이론을 통한 주택시장 불안 원인 분석 : 2017년 이후 주택시장을 중심으로

최근까지 주택가격 상승에 따른 주택시장 불안이 이어지고 있다. 문제는 정부의 주택시장 안정화 대 책에도 불구하고 주택시장 불안은 개선되지 않는 것이다. 이에 본 연구는 불균형 이론에 근거하여 주택시장 불안 원인을 파악하고 이에 따른 대안을 제시하는데 목적이 있다. 이를 위해 2017년 1월 이후 수도권과 광역시 내 주택매매시장을 중심으로 관련 통계, 정부 보고자료 등을 종합적으로 분석 하였다. 그 결과, 주택시장 불안 원인은 ① 주택의 총량적 부족, ② 주택 인허가 감소에 따른 향후 주택 부 족, ③ 지역별 주택공급 격차, ④ 주택소요에 부합하지 않은 주택공급 한계 등으로 확인되었으며, 분 석결과를 바탕으로 정부의 제도적, 행정적 점검 사항과 주택공급을 위한 대안 등 주택시장 불안 해 소를 위한 정책적 함의를 제시하였다. The purpose of the study demonstrated the impact of procedural justice on organizational citizenship behavior by mediate organizational commitment by utilizing the results of a survey of fire officials. The data for this study was collected from a sample of 1,615 fire fighters working at Gyeonggi-Do and structural equation modeling(SEM) was mainly used for hypothesis testing. The result of the analyses are as follows. First, procedural justice had positive relationship organizational commitment and Organizational Citizenship Behavior. Second, Organizational Commitment had positive relationship organizational citizenship behavior. Third, Organizational Commitment partially mediated the relationship between procedural justice and Organizational Citizenship Behavior. This indicates we present theoretical and practical implications that Fire Fighting organizations need to reinforce the fire fighting official organizational commitment so that members can induce spontaneous organizational citizenship behavior through improved procedural justice.
