다세대주택 구매선택요인에 관한 연구

국내 경기 악화와 급등하는 아파트 가격은 서민들의 주거생활안정에 많은 영향을 주고 있다. 이로 인해 주거비에 부담을 느낀 서민들은 주거비가 저렴한 다세대주택을 찾게 되는 계기가 되고 있다. 이에 본 연구는 다세대주택 거주자들을 상대로 그들의 일반적인 특성과 다세대주택을 선택했을 때 어떤 요인들을 우선으로 선택해 살고 있는지와 거주하면서 느끼는 주거만족도는 어떠한지 그 요인들이 구매선택요인에 어떻게 영향을 미치는지 실증분석을 통해 알아보았다. 실증분석결과 다세대주택 거주자의 주거만족도는 사회·경제적요인의 만족도가 가장 높았고, 거주기간이 짧을수록 주거만족도가 높았으며 고학력일수록 내부적 요인에 대한 만족도가 높았는데 이는 다세대주택의 내부적 요인이 개선됨에 따라 학력에 구분없이 생활안정을 우선하는 것으로 나타났다. 또한 거주기간이 짧을수록 외부적 요인에 대한 만족도도 높았으며 남성보다 여성이 사회·경제적 요인에서 높은 만족도를 보였다. 다세대주택의 주거만족도는 사회·경제적요인, 외부적요인, 내부적요인 순으로 만족도가 높은 것으로 조사되었다. 따라서 사회·경제적요인의 가격, 위치, 관리비 저렴, 직장과의 거리·교통, 생활안정 등은 주택수요자들이 다세대주택을 구매할 때 중요한 구매선택요인으로 작용한다는 것을 알 수 있었다. The domestic economic downturn and rapidly rising apartment price are enormously influencing the stabilization of the housing for the ordinary people and have become the reason the ordinary people, who feel burdened by the housing price, look for inexpensive multiplex housing. This study examined the general characteristics of the residents of multiplex housing, the factors that primarily concerned them when they chose multiplex housing, the housing satisfaction they feel while living in the multiplex housing, and how such factors influenced the determination factor for the purchase of the multiplex housing through empirical analysis. The empirical analysis showed that the residents of multiplex housing were most satisfied with the socioeconomic factors, more satisfied when the period of living was shorter, and more satisfied with the internal factors when the residents had higher education, and this indicated the tendency of giving priority to stable living alongside the improvement of internal factors of the multiplex housing regardless of the educational background. The satisfaction with external factors was higher when the period of living was shorter and women showed higher satisfaction than men with socioeconomic factors. The residents of multiplex housing were the most satisfied with socioeconomic factors followed by external factors and internal factors, in respective order. Therefore, it is deemed that the socioeconomic factors such as the price, location, low maintenance fee, distance to work, transportation, and stable living act as important determination factors for consumers when they are purchasing the multiplex housing.
