Summary:There are many small detached houses, so called Mini-Developments, in Metropolitan Areas in Japan. The characteristics of these houses are small lot size, high density of development and illegal conditions in many cases. Housing Policies for these developments were to make incentives to planned apartments area or to set up minimum lot size regulations in each local authorities. But recent survey shows that Japanese people still prefer detached houses to apartment houses even in Metropolitan Area. The share of local home builders are very high in this market. This study is to find out the characteristics of small detached houses and to examine feasibilities for developing better landscape and neighborhood relations through collaboration among Local Authorities and local home builders. 大都市圏の郊外部だけでなく,都心近傍ならびにその周辺部においても,根強い戸建持家需要があることが明らかとなってきている。中層化の傾向を強めつつある都市型戸建住宅をとりまく環境は,ここ数年で急激に変化している。建築基準法の改正による中間検査の導入や,品質確保法による住宅性能表示,さらには開発指導要綱の変化などがそれである。本研究では東大阪市と八尾市を対象とし,変化の渦中にある最近の戸建住宅の供給実態を分析したものである。その結果,都市型戸建住宅供給において地場の業者が重要な役割を演じていることが明らかになり,業者インタビュー調査,個別プロジェクト調査の結果をふまえ,行政と事業者との連携をもとにした「まちなみ誘導方策」についての試論を提示した。
